The City of Hobart can assist you in applying for:

  • Council Land Information Certificate (337 Certificate)
  • Certificate of Liabilities (132 Certificate)
  • property record retrievals.

Information on each of these applications can be found below.

Council Land Information Certificate (337 Certificate)

A Council Land Information Certificate (337 Certificate) provides useful property information including:

  • what the zoning of the land is under the planning scheme
  • planning, building and plumbing approvals granted for the property
  • occupancy permits and completion certificates granted for building and plumbing works
  • any outstanding compliance or enforcement proceedings that apply to the property.

Please note: we will only provide information that it has on record as at the date of issue of the certificate.

Anyone can request a Council Land Information Certificate (337 Certificate). Pursuant to Section 337 of the Local Government Act 1993, fees and charges are determined by the Tasmanian Government. Please refer to page 41 of the Fees and Charges booklet.

Our officers generally require at least 10 working days to process a 337 Certificate. To assist us, please ensure that you submit your request well in advance of any proposed Settlement date for the property if you are purchasing. The earlier you submit your application, the earlier you will be in receipt of the requested certificate. If you do not provide us with enough time to process your request, we may be unable to process your application prior to your Settlement date.

Certificate of Liabilities (132 Certificate)

A Certificate of Liabilities (132 Certificate) provides useful information if you are looking to purchase a property. Information provided includes:

  • the current rates for the property
  • whether there are any rates outstanding and
  • any other outstanding charge on the land that is recoverable by the City.

Pursuant to Section 132 of the Local Government Act 1993, only the following people can apply for a 132 Certificate:

  • the owner of a registered estate or interest in the land
  • an occupier of the land
  • a person who has entered or proposes to enter into a contract to purchase the land
  • a mortgagee or prospective mortgagee of the land
  • a person authorised to act on behalf of any person listed above.

Our officers generally require at least 5 working days notice prior to process a 132 certificate. Property record retrievals

The City of Hobart holds building, plumbing and drainage plans for all properties within the Hobart municipality. We also hold property records including building, plumbing, and planning applications.

Building plans on file are not always detailed and therefore ;may not show all the information you require. Available information will depend on the age of the document and the detail a draftperson/architect provided at the time.

If you are uncertain of what records we hold for a particular property, we can prepare a Property Application Search, which includes all applications that the City has on record for the property.

Conditions

  • To view copies of any building plans, you must be the current property owner or have their written approval.
  • If you require a copy of the drawings, written permission from the Copyright Owner (person who drew the plans) is also required. For further information on the relevant copyright laws please refer to the House Plans and Copyright information sheet(PDF, 228KB).
  • Copies of permits do not require any written permission.
  • Fees apply, refer below.

You will be emailed a digital copy of the plans and/or documents once they are available. Please allow up to 15 business days as many plans are stored offsite and are currently hardcopy only. We do endeavour to complete these requests as soon as possible.
