Planning scheme amendments are used to update planning controls, zoning, overlays or codes to respond to strategic priorities, legislative changes or site specific matters.

This page provides information on planning scheme amendments that are currently being prepared, exhibited, or assessed. You can find information on how to view the documents and make a representation where public consultation is open.

The plans and documentation relating to an advertised planning scheme amendment can be viewed online, or in-person at the Hobart Council Centre, 16 Elizabeth Street, Hobart.

Draft amendments on exhibition 

Hobart Visitor Accommodation Specific Area Plan

HOB-S11.0 Hobart Visitor Accommodation Specific Area Plan 

On 10 June 2026 the Hobart City Council acting as the Planning Authority Committee unanimously resolved that the draft amendment PSA-25-3 to include HOB-S11.0 Hobart Visitor Accommodation Specific Area Plan in the Tasmanian Planning Scheme - Hobart Local Provisions Schedule (‘LPS’) be certified and exhibited in accordance with the Land Use Planning and Approvals Act 1993

The documentation relating to the draft amendment can be viewed via the link below as well as during office hours in person at the Hobart Council Centre, 16 Elizabeth Street, Hobart.  

The draft amendment PSA-25-3 may be viewed and representations received during the 28-day exhibition period which runs from the 19 June 2026 until the 16 July 2026 inclusive.

Macquarie Point Project of State Significance Order 2025 Amendment

On 24 April 2026 the Tasmanian Planning Commission (the Commission) approved an amendment to the Tasmanian Planning Scheme – Hobart.

This amendment is to remove inconsistencies between the Tasmanian Planning Scheme – Hobart and the State Policies and Projects (Macquarie Point Precinct) Order 2025 (the Order).

The Commission is required, under section 27A of the State Policies and Projects Act 1993, to amend a relevant planning scheme to remove any inconsistency between it and an order approving a project of State significance.

This amendment:

  • Applies a new HOB-P13.0 Particular Purpose Zone - Macquarie Point Precinct to the project land specified by the Order and removes HOB-P11.0 Particular Purpose Zone - Macquarie Point from that land. The new particular purpose zone allows for the use and development approved by the Order, and retains provisions for other compatible uses and development that were previously allowed for on the site under HOB-P11.0.
  • Renames HOB-P11.0 Particular Purpose Zone - Macquarie Point to HOB-P11.0 Particular Purpose Zone - 20 and 47 Hunter Street, retains that zone to 20 and 47 Hunter Street only (which are outside the project land specified by the Order), and deletes the provisions of that zone that are no longer applicable to those two parcels of land.
  • Removes the heritage listing for the Red Shed from HOB-Table C6.1 Local Heritage Places.
  • Makes a number of consequential minor adjustments to zoning and overlays and to the table HOB-Applied, Adopted or Incorporated Documents.

Representations 

A representation is a written submission in support or in opposition to a draft amendment. 

Representations must be received during this period and include the author's full name, contact phone number and postal address.   

Representations submitted by email must be received no later than 11.59 pm on the closing date. 

Representations submitted by mail or hand-delivered must be received no later than 5.15 pm on the closing date. 

Representations must be submitted: 

  • by email to representation@hobartcity.com.au (please note that representations sent to any other email address will not be accepted)
  • in writing to the Chief Executive Officer, GPO Box 503, Hobart TAS 7001 or 
  • hand-delivered during office hours to the Customer Service Centre, 16 Elizabeth Street, Hobart.
